What Switchouse does

Switchouse helps property developers organise direct and agency sales. Sales Platform brings inventory, commercial terms, buyers and agency workflows together. Separate services help find partners, re-engage buyers and recruit a sales team.

Developer Workspace and a branded Agent Portal give the team and approved agencies a shared workflow: projects and apartments, buyer selections, Sales Offers, buyer registration and hold requests.

Outcome: A workspace for managing sales and a portal with sales materials for agencies.

Scope and terms
When to offer it

Inventory, prices and terms are scattered across spreadsheets and conversations, making it difficult for agents to prepare a buyer offer quickly.

  • Inventory grid and list, prices, payment plans and project materials.
  • Buyer selections and branded Sales Offers for individual apartments.
  • Agency invitations, project access, buyer registration and hold decisions.
  • Agency and agent analytics, buyer activity, commissions and finance exports.
Important limitations

An offer does not reserve an apartment. Commission payouts remain in finance systems. Specific CRM integrations, APIs, webhooks and non-standard work are scoped separately.

A Sales Platform add-on that helps agents in WhatsApp with apartment selection, terms and buyer materials. Complex requests are passed to the team.

Outcome: Agent answers, an apartment selection or a Sales Offer for a chosen apartment within the agreed workflow.

When to offer it

Agents repeatedly request availability, prices, materials and apartments matching a buyer's needs.

  • Prepare selections and Sales Offers; submit hold requests for the developer's decision.
Important limitations

Sales Platform is billed separately. AI does not replace the developer's hold decision. The training inventory below illustrates the sales workflow; it is not a live WhatsApp channel.

WhatsApp website pricing as of the preparation date. The presentation dated 16 September describes the allowance as messages. Confirm the unit of usage before contracting; do not assume that messages and requests mean the same thing.

Scope and terms
When to offer it

Find suitable agents and agencies, introduce the project and progress the conversation to a briefing.

  • Agree partner profiles, markets and languages.
  • Source new contacts, introduce the project and follow up.
  • Arrange briefings and hand the conversation over to the client's team.
Important limitations

A standalone service; Sales Platform is not required. A booked briefing does not mean a meeting held, an onboarded agency or a sale. The presentation's forecast scenarios are not guaranteed.

Agree the project brief, materials, audience, languages, volume and calendar handover.

When to offer it

Build a paid advertising channel for attracting agency partners and handling incoming enquiries.

  • Campaign setup and management, including creatives.
  • Check the agent's profile, market and interest.
  • Follow-ups, briefing coordination and reporting by stage.
Important limitations

Advertising spend is paid separately. Contact database size is not advertising reach. Outreach forecasts cannot be applied to Meta campaigns.

Scope and terms
When to offer it

Past enquiries remain in the database, but the buyer's current interest is unknown.

  • CRM data mapping and database segmentation.
  • WhatsApp and email campaigns.
  • Clarify the buyer's needs and hand over the outcome as agreed.
Important limitations

The quoted rate applies with another Switchouse product, billed separately. The historical WhatsApp case reports meetings held; the email case reports interested replies, not sales. The channels are not added together as unique buyers.

Terms you will see in the product

These terms appear in the application and presentations. Here is what they mean.

Developer Workspace
The developer’s workspace for managing projects, terms, agency access and decisions on requests.
Agent Portal
The workspace where approved partners view their available projects, select apartments and prepare buyer offers.
Sales Offer
A commercial offer for a specific apartment: property details, price and terms. It does not reserve the apartment.
Project briefing
A meeting where the developer’s team introduces the project and sales terms to an agent or agency.
Buyer registration
Recording buyer ownership for an agent under the developer’s rules. It does not reserve a specific apartment.
Hold request
A request to temporarily reserve an apartment for a buyer. The developer decides; submitting a request is not an approved hold.

Run your first demonstration

Choose an apartment, prepare an offer and approve a hold in one short workflow.

  1. Choose an apartment

    Select available apartment A-302 in the training inventory. Review the floor, area, price and floor plan.

  2. Prepare an offer

    Click Create an offer. The buyer sees a price and an example payment plan. The apartment is still available.

  3. Request a hold

    Click Request a hold. Check that the request is awaiting a decision and does not change availability by itself.

  4. Make the developer's decision

    Click Review as developer, then Approve hold. The status now changes. Reset demo returns the example to its starting state.

The first client conversation

A practice outline: four questions to understand the client’s needs before presenting a product. Agree the internal handover process separately.

  1. What does the client want to change first?

    Organise sales, attract agents, re-engage buyers or hire people. This determines which offer to explore.

  2. How does the team handle this task today?

    Clarify the existing projects, agencies, contact databases and tools. Understand the workflow before proposing an integration.

  3. What scope is needed, and which materials are ready?

    The number of active projects, contacts or vacancies affects scope. Pricing and terms also depend on the region.

  4. What outcome does the team expect, and who decides?

    Agree the next step: a demonstration, a scope discussion or a proposal. Do not treat a meeting as a sale.

A developer has partner agencies, but everyone uses different inventory versions. Where do you start?

With Sales Platform: a shared workflow for the team and approved agencies. First establish the projects, data readiness, commercial rules and required integrations.

How does Outreach differ from Reactivation?

Outreach finds new agency partners. Reactivation reopens conversations with an existing database of buyer enquiries.

A Sales Offer has been created. Is the apartment reserved?

No. An offer does not change availability. The developer reviews a hold request; an approved hold is a separate outcome.

A client asks to connect their CRM. What should you say?

Clarify the CRM, workflows, data and scope. Specific connectors and work must be confirmed before a contractual promise; a general integration capability does not establish that every connector is ready.

An agent has agreed to a project briefing. Can you count them as an onboarded partner?

For now, record a booked briefing. A meeting held, agency onboarding and a sale are separate stages, each requiring confirmation.

Your first conversation with the founder

After learning about the products, discuss your responsibilities, authority and working processes. These agreements still need to be added to onboarding.
